Development of 84 Marginal Way - Portland, Maine

Greg Shinberg of Shinberg Consulting was the Owner’s Representative for the Intermed building at 84 Marginal Way in Portland, Maine, a new office building with 110,000 sq ft office space, retail and 535-car parking garage, completed in 2009.

The inspiration for the design of 84 Marginal Way is a building located in Boston, MA called Independence Wharf. 

Similar to Independence Wharf, the Intermed building at 84 Marginal Way in Portland, ME has over 100,000 sq ft of office space constructed over a 500-car parking garage. 

Shinberg Consulting provided the conceptual idea to the architect for the project, as shown below in the photographs of both buildings. 

The client shared several ideas of buildings that he found attractive. Shinberg Consulting did a photo study on one of the buildings, located in Boston, and provided the images to the architect.

In addition to the photo study, Shinberg Consulting led the design process to gain 50 additional parking spaces over the retail spaces, which significantly increased the building’s monthly revenue.
